Can Good Scents Help Sell a Home?

January 31, 2023 by Linda Granger Leave a Comment

Yes, they can!

Cookies Baking Scent

Imagine walking into a showing, the first thing that tickles your senses is the aromatic goodness of freshly, baked cookies. Yes, let’s make the home warm and inviting with some treats. It seems as though this trick has made it on every realtor’s checklist when doing an Open House – have fresh baked cookies or the scent of it in the home. Let’s explore the nuances.

Per the Journal of Retailing, studies have shown that a simple scent increases ease of cognitive processing and increased actual spending compared to a complex scent or NO scent. So an ambient and subtle scent may work even better than cookies. Here are 5 scents to consider when showing your home:

1. CITRUS
Citrus ScentAny citrus is a good choice with lemon being a popular one amongst them. Citrus is thought to be mood boosting and to leave a positive impression. It’s also a scent that can be beautifully displayed with real lemons and limes cut and placed in a clear water carafe or whole in a unique vase.
2. PINE
Pine ScentIt’s warm and wintry smell brings on coziness, what more appropriate than for a Tahoe home. Play this scent up with the pinecones from your property to use as a decorative centerpiece on the dining table.
3. LINEN
Linen ScentThe smell of linen elevates the space to feel fresh and clean because a clean, well-cared for home sells.
4. VANILLA
A classic fragrance that is timeless and shown to have calming effects. This could put buyers in a relaxed state that can make your home feel like an oasis to everyone coming through.
5. JASMINE
Jasmine ScentSubtle Jasmine is one of the most calming and relaxing scents. This will put prospective buyers in the mood to enjoy mountain views from the deck.
For the best results, make sure your home is deep cleaned first of bad odors from common items such as upholstered furniture, curtains, carpets, and pet related items. Then add one of these suggested scents to the entire home as a final touch during a showing.
