Watching the Integrity re-entry pod hurtle down through the stratosphere, one couldn’t help but worry that something could still go terribly wrong. Will the parachutes open? How can they possibly slow that tiny, fiery dot down enough for a gentle splashdown? But darned if those beautiful red and white parachutes didn’t balloon out perfectly, plunking the Integrity and her crew into the ocean just as planned.
The real estate market is far from being steered by NASA engineers, but for a couple of years now we’ve been experiencing a gentle splashdown of our own. While overall volume came down post-pandemic, median prices have held strong, and the frenetic energy of very short listing periods has calmed. Unit sales are slowly inching back up and we look forward to working with you on raising that number even higher in 2026.

After the shoot-for-the-moon quick sales of the pandemic period, we are back to normal ‘days on market’ numbers for our region. In fact, the mid-range listing lengths are doing well, with fewer homes slipping into 3 months or longer on the MLS.

One might think rocket scientists did come up with the statistics below, given their consistency. Not only in the past two years, but historically as well, we’ve seen remarkable predictability in the relationship between the length of a listing and how much the seller ultimately compromised on price.

Q1 2025 rocketed through the previous SF median price record of $1,375,000 set in early 2022, but prices have been coming back down to earth since then. (If it seems odd that Q1 always has strong numbers, keep in mind that on average, about 33% of closed properties in the first quarter went into contract before New Years Day.)
