Take a deep breath, count to four, exhale slowly. Repeat. This vibe is what we all seek when we come to Tahoe, whether it’s for a quick visit or to live out our lives. Tahoe chill, and a dose of Yacht Rock, make for smooth sailing just when you most need it.
Surprisingly, the Tahoe-Truckee real estate market is cutting through the waves on a straighter course than you might think. It feels like we’re heeling precipitously, about to capsize, while in fact the numbers show that the market is slowly approaching some of its key pre-pandemic stats. Yes, inventory shot up like a jet ski rooster tail in the last few months, but it still hasn’t reached 2019 levels. The relative number of escrows was on the low side as of June 30, but only 5% below 2019, and as of this writing, our relative escrows have gone up to 26% of active listings (not shown in the chart).

Median closing prices started to drop prior to June 30, after an unsustainable record high in Q1 2025. Meanwhile, anecdotal reports from the past few weeks in July are saying that sellers with realistic pricing expectations are getting multiple offers from eager buyers with pent up demand. When deals come together successfully, both sides can raise a glass to Yacht Rock vibes!

One metric that is stalled ”in irons”, as sailors would say, is the high percentage of cash buyers. However, if the lending winds shift, we expect to see a change of course here.
