Tahoe Truckee October 2018 Market Report

Tahoe Truckee Market ReportAll news is good news! Prices are up in the Tahoe Truckee real estate market over 2017, and listing periods continue to shorten. The even better news is that the sharp spike in sale prices we saw in 2nd quarter 2018 softened a bit over the summer, with Single Family Residence closed prices dipping 2% area-wide from Q2 to Q3. We see this as a positive because if prices jump too much for too many quarters, we might see a drastic downturn in unit sales, and a decrease in the number of buyers looking at active listings. Aside from positive sales numbers in almost every category, some notable things about 2018 have been low inventory in comparison to previous years, and rising interest rates. If you’re thinking about selling, don’t hesitate to list your home or condo before interest rates go up again!

  • What Month Should I List? Every seller who’s ever listed a home, and every realtor in the business, has at some point wondered, “What month is best for going live on the MLS?” After listing hundreds of properties and representing buyers on hundreds more, we at Granger Group feel that there is no one-size-fits-all answer. This chart shows that while conventional wisdom may tell you to list in early summer, your home will have so much more competition at that time that there is no guarantee it will sell more quickly or for a higher price. Our advice is: list at the time of year that suits you and your needs!
